101 Moorgate is a new building in the City of London which will provide 70,000 sq ft of exceptional office space over eight levels, with Ground & Mezzanine levels containing retail, cycle centre, reception and amenity space. This over-site development sits partially above the ventilation and access shaft constructed as part of the new Moorgate station entrance to the Elizabeth Line.
An integrated approach to design employing BIM alongside Whole Life Carbon Assessment was used to inform material choices and design decisions with circular economy principles and reducing embodied and operational carbon in mind. Modular offsite fabrication has been used for WC cubicle pods and for building services, reducing material wastage. The project targets BREEAM Outstanding, Wired Score Platinum, WELL Platinum, EPC A rating and NABERS. Smart Building technology will be used to facilitate building management as well as for the wellbeing of occupants.
The physical constraints of the site required the use of storey-high steel trusses at Mezzanine level to enable the building to span across the London Underground Metropolitan Line tunnel which passes directly below the reception. Amenity areas and cycle storage are located within the truss zone overlooking the double height reception space. Above this, a lightweight steel superstructure with composite floor slabs of reinforced lightweight concrete is acoustically isolated from ground borne vibrations generated by the railway infrastructure.
The primary façade is formed of precast concrete panels, prefabricated offsite with openable windows. The carefully developed mix of coloured aggregate in the precast and the detailed articulation of this façade treatment responds to the listed neighbouring buildings along the historic Moorgate elevation. External terraces are provided at levels 5, 8 and 9 with extensive planting and living walls to provide biodiversity and urban greening improvements.
