One Hanover Street is a sensitive refurbishment and extension of an existing Grade II Listed Building which will provide 120,000 sq ft of exceptional office space.
Located on the west of Regent Street, between Hanover Street and Princes Street, the site has evolved over the years. Today, it is occupied by a seven-storey commercial building with impressive historic façades and a cupola which is visible up and down Regent Street. It is perhaps best known as the home of the Regent Street Apple store.
The building’s owner, The Crown Estate, is seeking to upgrade and revitalize the office space through a sensitive refit and refurbishment.
These improvements will deliver a more sustainable and energy efficient building; whilst protecting the building’s heritage.
The vision for One Hanover Street is to maximise the potential of the existing building through refurbishment and intervention for the following key areas:
Entrace/Reception
To provide the building with its own new identity, with a new more generous and impactful entrance experience, with improved legibility, quality, activation and animation
Atrium
Upgrade and improvement to the design and use of the atrium.
Amenities
Provides an enhanced quality of the arrival experience, end of trip facilities, lift lobbies and toilets, along with a new amenity pavilion at roof level with extensive new communal and private roof terraces.
Adding mass
The existing rooftop has an array of plant equipment, cradle tracks, etc and consideration has been given to rationalise and integrate these services to provide a 3,400 sq ft amenity pavilion and communal roof terrace. Further roof massing has been added to extend the 5th and 6th floors.

This underpins all key considerations for the refurbishment of the building and we will be targeting low embodied and operational carbon within the core building strategy. This project is intended to be an exemplar for TCE. The following accreditations are being targeted for the development: BREEAM Refurbishment & Fit-Out Bespoke 2014 rating, WELL v2 Core rating, WiredScore rating for digital connectivity, SmartScore rating for smart buildings solutions, NABERS UK.
