Revitalised retail with enhanced public realm breathes new life into the streetscape.
Tottenham Court Walk is the final phase of the five year redevelopment of the 1970s Central Cross complex on Tottenham Court Road. Earlier phases concentrated on the rebranding and refurbishment of the office buildings at 1 + 2 Stephen Street. This phase focuses on the retail offering on Tottenham Court Road. The scheme provides over 4,300 sq m of retail space across ten units and has attracted top brands including Planet Organic, Oasis and DF Mexico.
The office element of the re-branded 1 + 2 Stephen Street sits above the retail units, with the reception spaces and newly created office studios occupying the ground floor of Stephen and Gresse Street. The ground floor façade creates a new architectural identity for the whole building and the retail phase continues this frontage onto Tottenham Court Road creating a homogenous skin, completing the development.
The public realm has been dramatically improved with a new extended retail façade replacing the existing, dark ‘retail arcade’ creating a more inclusive and enhanced environment for the public. New landscaping, paving, street furniture and lighting play an integral part of the public realm enhancements that have been key to the project’s success.
Inside the retail units, a former basement car park has been converted into new lower ground retail space with connection to above. New lightweight mezzanines have been inserted creating additional retail space, along with the creation of double height space at the front of each unit, helping to accentuate the double height façade.
